Cheap Homes Near the Beach in Spain — Is It Still Possible?

📅 10.06.2026 ✍️ Katarzyna Tomczak

When I tell my friends back home that you can buy a place near the beach in Spain without a sky-high budget, they look at me like I've lost the plot. But I've lived here for years, and I see it every day — in my own life and in the stories of clients who started out sceptical and ended up holding the keys. The coastal property market isn't reserved for the wealthy. You just need to know where to look.

Why Spain Still Beats the Rest of Europe

I often compare the countries where I advise clients on purchases. Italy has its charm, Croatia dazzles with its scenery, Turkey tempts with its prices. But Spain has something no other place can match — a combination of climate, infrastructure, culture, and prices that still hold at a realistic level in many regions.

Cheap flights to dozens of European cities, a well-developed healthcare system, smoothly run local authorities — all of this makes buying property here a sensible decision, not just an emotional one. And the choice? From compact apartments to townhouses and small villas — the market is genuinely varied.

Where Prices Are Lower Than You Think

Not all coastal regions in Spain are priced the same. That's obvious — yet it still surprises many of my clients when they see just how much prices vary between provinces.

Murcia — €1,696 per m²

This is one of the cheapest coastal markets in the whole of Spain. Costa Cálida attracts buyers looking for lower prices, newer developments, and a quieter pace of life. I remember a client who wanted something "by the sea, but without the crowds" — Murcia was the answer she hadn't considered until she saw the numbers.

Girona — €2,672 per m²

Girona province, particularly along the Costa Brava, offers stunning scenery and prices significantly lower than Barcelona. Smaller coastal towns here hide some genuinely interesting listings — worth exploring with an open mind.

Málaga — €4,082 per m²

Property in Málaga blends city living with beach access. The centre is pricey — but the surrounding towns and neighbourhoods outside the centre can surprise you. A good option for someone who needs international connections and is thinking about rental income.

Barcelona — €5,148 per m²

Honesty first: Barcelona is one of the most expensive markets in Spain. Bargains are rare here. You might occasionally stumble across a smaller flat far from the centre, but miracles don't happen. If your budget is tight — you're better off looking elsewhere.

Alicante — a Favourite for Budget-Conscious Buyers

Alicante has a knack for combining a pleasant climate with relatively accessible prices. The city and its coastline offer a mix of apartments, townhouses, and resale properties. It's one of the first regions I ask clients about when they tell me price and quality both matter to them.

What "Affordable" Actually Means in 2026

Before you start searching, it's worth settling one thing: what does "affordable" mean to you? A property considered cheap in Barcelona would be seen as expensive in Murcia. Context does all the work here.

In 2026, a "cheap property by the sea" most often means one of the following:

  • a smaller apartment rather than a spacious villa,
  • a property that needs light renovation or freshening up,
  • a home within walking distance of the beach, rather than right on it,
  • a location in a developing area rather than an established resort.

These aren't compromises that shatter the dream. They're simply a realistic picture of the market. And with that mindset, you really can find something great.

Property Types — What to Choose on a Limited Budget

My clients often start out dreaming of a beachfront villa with a pool. After a conversation with me, they end up making very sound decisions that serve them well for years. Not because I cut their dreams down to size — but because I show them what each type of property actually delivers.

Apartments Near the Beach

This is usually the most accessible way into the market. Lower running costs, wide availability in coastal towns and resorts. Many buyers who started out looking for a house end up with an apartment a short walk from the sea — and never look back.

Townhouses

More space than an apartment, yet still moderately priced. In smaller towns, a townhouse often offers the best ratio of square metres to budget. Particularly worth considering in regions like Costa Blanca or Murcia.

Small Villas

Pricier — but bargains do come up, especially when a property needs work. I've seen buyers find a detached home with a pool in a less popular location at a price that surprised even me. You need to be patient and flexible.

What Drives Coastal Property Prices — A Few Things Worth Knowing

Have you ever wondered why two houses that look identical can differ in price by 30 per cent? Because with coastal property, every single detail of location counts.

Price is influenced by:

  • distance from the beach,
  • sea views (or the lack of them),
  • the age and condition of the building,
  • local infrastructure,
  • tourist demand in the area,
  • transport links.

Simply moving 500–1,000 metres back from the shoreline can bring the price down considerably. It's one of the simplest ways to find a better deal without giving up on being close to the sea.

Where to Find the Real Bargains

The market in 2026 feels more stable than in recent years — the pace of price growth has slowed in many regions, and buyers have a little more room to negotiate. It's a good moment to act thoughtfully.

The best deals tend to appear in:

  • smaller coastal towns,
  • properties that need refreshing or renovation,
  • homes set slightly back from the first line of the beach,
  • bank repossessions or properties with motivated sellers.

Regions like Murcia, selected parts of Andalusia, and lesser-known towns along the Costa Blanca still offer listings you can genuinely call affordable. You just need to know where to look — and have someone who knows the local market inside out.

Practical Tips Before You Start Your Search

Buying property in Spain without preparation is a fast track to frustration. I've seen it happen more times than I can count. That's why I always say the same thing: strategy before emotions.

A few things that really make a difference:

  • Set a clear budget — not just the purchase price, but the full cost of the transaction.
  • Stay flexible on location — the most well-known resorts rarely fit a sensible budget.
  • Compare different regions before committing to one.
  • Consider properties with renovation potential — a lower purchase price and possible value growth over time.
  • Work with experts who know the local market from the inside.

Thinking long-term really pays off here. Short-term price fluctuations matter far less if you're planning to hold the property for several years.

A home by the sea in Spain isn't just a dream — it's a decision that, with the right approach, you can make wisely and without overpaying. I know people who put it off for years, convinced it was out of reach. Then they found themselves sitting on a terrace with a sea view, wondering why they waited so long. Maybe it's time to talk about what's possible for you.
